Know which price you are looking at
An auction guide price and the reserve serve different purposes. The reserve is the minimum the seller will accept at auction. A guide is not a promise of the final price, and the relationship between the figures needs to be understood in the auctioneer’s terms.
Compare like with like
Give each property its own research sheet. Record the source and date of the information, location, type, tenure and known condition. Mark missing information as unknown instead of replacing it with an optimistic assumption.
A low headline figure is a reason to investigate, not a conclusion about value. Compare the questions and work each opportunity involves before deciding which deserves more time.
Distinguish evidence from examples
Keep confirmed documents separate from marketing descriptions and your own estimates. Our tools help organise figures you enter; they do not provide valuations or predict investment returns.
This is an editorial comparison framework, not a current market-price report. PropertyAuction does not yet have a connected historical auction-results feed.
